At-large council member/maintenance report - 03/22/2011

 

1.    37 trash doors to be replaced in 2011.

To date I have identified 28 to be replaced this year.  Listed in the order I found them.  331-332-333, 334-335-336a, 314-315, 291-292, 310-311, 302-303, 360-361-362, 324-325-326, 320-321, 357-358, 368-369, 299-300-301.

 

        To complete this year's complement of trash door replacements I would like to nominate the following to bring the total to equal the 37 replacement goal: 274, 275, 276, 277, 278, 279, 280 and 281.

 

2.    In 2012 we are due to complete the remainder:  282, 283, 284, 289, 290, 293, 294, 295, 296, 297, 298, 327, 336B, 341, 342, 344, 345, 346, 347, 348, 351, 352, 395, 363, 364, 370, 371, 372, 373, 374, 375, 376, 377 and 378.

 

 

 

Maintenance report Feb. 02/22/2011.

 

Due to be done in 2011:

 

1.    Wood replacement:

a.    #281 Garage - between the trash doors 2 wide dark brown boards (about 24").

b.    #356 Garage - has 3 trash doors, the middle one has a chunk broken off the top right side (needs a vertical board).

 

2.    Other repairs:

a.    #314 rear gutter over the triple set of windows got hit by a fallen branch.  It's got a dent and is full of debris.  It needs to be straightened and cleared of the aforementioned debris.

b.    #329 roof flashing (about 18 inches) is on the ground in the front of the house by the chimney.

 

3.    37 trash doors to be replaced in 2011.

4.    In 2011 we are due to repave (and they need it) the roads.  We must decide:

a.    do all

b.    worst only

Member-at-large/maintenance report  - 11/4/2010

 

It is fall and time to winterize.  And that means closing the vents (to the crawl spaces for

buildings so equipped), and disconnecting hoses.  This fall the duty was completed by

Bill Armstrong.  If you must reconnect the hose for any reason remember to disconnect it

again after use.

 

The woodpeckers are active and causing damage.  I guess they would like to join you in the

warmth of your house this fall/winter.  If you see any activity/damage please report it.

You may be entitled to an owl.  A really nice placement of an owl is on the side of the

Mamrol’s (Frank & Jane) house #296.

 

 

 

 

 

At-large council member/Maintenance report 07/27/2010

During the month of July most of the time I spent on maintenance was spent on the following activities:

1. Inspections for rotten wood, woodpecker damage, and re-grading.

2. Inspections for proposed work-orders. Question: when is the homeowner required/expected to do subsequent maintenance? For instance, there is a work-order to correct a problem with some window wells. The house has a basement and window wells that are deep enough to accommodate the 'under ground' windows. There is a clear covering 12 inches or so above the well at ground level. During the fall the dead leaves find their way into the well and in time clog the drains that were provided when the house was built. During hard rains the wells fill with rain water causing water damage. The work-order would 'correct' the drains and change the grade of the surrounding lawn. I wonder how long it will take for the drains to fail again if nobody will clean up the leaves. So either the correction to the wells include some means to prevent leaves from getting into the wells, or the homeowners must clean out the wells so the drains can work (or both). Another question; should the windows of finished basements allow persons to get out if the basement door is stuck or fire in the upper floor?

Council-at-Large/Maintenance report 06/22/2010

 

Since last we met - the trash door replacement project for 2010 is complete. If you remember 1/3 of the village garage trash doors were to be replaced. 37 doors were to be completed in 2010,37 in 2011, and the remaining completed in 2012 (38).

The door for garage #343 was "new" before the project started, so I counted it in this year's total just to keep the numbers straight.

The following garage trash doors were replaced:

271-272-273 285-286 287-288 304-305-306

307-308-309 328b-329-330 316-317-318b 338-339-340 318a-319 350-349-353 322a-322b-323 354-355-356

365-366-367


Some of the hinges need painted (and other touch-up) which I will do as the spirit moves me.

As I inspected the trash doors I noticed that the trash areas are a real mess. Perhaps we could remind the homeowners to clean-up the trash areas, in the 'news-letter'.

To discourage critters: trash should be in plastic bags, in trashcans with lids placed on the can. Is this going too far?

Vice President/Maintenance Report 4/21/2010

Trash-door repairs: MIM has started the trash-door replacements. This year 1/3ed of the village's trash-doors will be replaced (that is 37 doors per year). If anyone wants to see what the replacement doors are like, then look at the doors on garage = 330- 329-328b. The hinges have been shifted to the outside so when opened for removal of trash, they fold flat against the wall and will not rip-out the hinge screws. They are a great improvement.

 

Spring inspection: Bobbi, M/M, and I are currently doing an inspection of the village. It's about 40% complete. We are looking for:

Rotten wood and woodpecker damage. And anything else that requires attention.

 

It is time to attach the hoses again.

 

As of today all the public lights are working. If you see a light out, please call me at 610-436-0367 and report where the light is out. (front right of garage 330-329-328b).

Vice President/Maintenance Report 3/16/2010

 

Trash-door repairs: Can we have a work-order to start the repairs to the trash-doors as outlined in last month's notes (namely 328b-329-330, 322a-322b-323, 316-317- 318b 287-288, 285-286, and 365-366-367).

The middle door at 328b-329-330 blew off during one of the recent snow storms. It

is nailed up and is not usable.

Wood peekers are active again. There are 2 new holes in our building.

Now that the weather is better, I will nave to do a walk-thru the village to see what winter damage has occurred.

Trash-door repairs: The object is to replace the doors and all hardware-19 of 37 (1/3 of total). If the budget will permit, I will reevaluate the doors (later in the year) for the 18 remaining doors of replacement.328b-329-330 322a-322b-323 316- 317 - 318b 287-288 285-286 365-366-367

 

A sub project of the door replacement would be to tweak doors not on the above list with screws & screw drivers, nails and hammer, check wood blocks that are under the closers and install new closers (if necessary) as well as plane smooth out sticky spots.

 

Snow Damage

      Gutter fell off of 329 (not caused by snow removal). I did not review the backs of the rest of the village.

      Damage caused by snow removal:

              Garage 322a-322b-323 knocked off it's foundation.

              Cul-de-sac house numbers at each corner            

              Chunks of asphalt found on side of road by 330

              5 Ballards by 331,389, across road from 360,362, and 371 Stop signs by 289 and at the corner at 372-387

              Rocks moved from 285 and corner 372-387

              Pole lamp leaning at 378

                  Walk-way broken-up at 345

Vice President/Maintenance Report JANUARY 26, 2010

Trash-door repairs: The object of the repair is to replace the whole door and hardware. And not to 'patch-up' the doors by replacing hinges, closers, or boards. The project is to be done by M&M.

We will schedule 37 doors a year for 3 years.

The project will not be chronological (starting at the lowest house number), but rather by door condition. The worst to the best starting with 328b-329-330. That's right they are mine. So I can see how they start, how long it takes, and how they look.

This month I replaced 8 burned-out light bulbs. Six of the eight were not reported.

It would be helpful if the residents would call me when they notice a light is out, and Specify where the light is.

Vice President/Maintenance Report November 2009

 

 

1.      The vents have been closed thanks to Mr. & Mrs. Baily. The hoses have been disconnected from the outside faucets. You may want toll drain them of any water remaining so they don't freeze. And remember to reconnect next spring.

2.      Gutters scheduled to cleaned -11124 & 11125.

3.      Leaf-clean-up will follow the gutter clean-up.

4.       The salt buckets have been filled in the garages. Use a coffee can or other container to take some of the salt up to your front door in case of slippery walkways.

5.      Walkway repairs - scheduled for 11124 for the following 316, 357, and 362.

6.      The tarring of roadway cracks will be done next year.

7.      Trash doors will not be repaired until next year and the spread over 3 years due to the expense of each door.

Maintenance Committee Report JULY 7, 2009

1. The project of the painting of the village was completed during July.

I have "touch-up" paint available to homeowners that want to do a little corrective painting.

2.       Also completed in July was the replacement of the fire-extinguishers in the carports. There were 22 replaced. The carports with the extinguishers have been marked with a red reflector.

3.       Mike Neale corrected the "sink-holes" behind #367.

4.       He also regraded the drainage at #273.

5.      The project to refinish the flat-chases on the chimneys is progressing. MIM felt they would complete the project this month, but I think it will be finished in August.

Yet to do:

The big project yet to be started is the trash-door replacement. Currently I am waiting for the estimate from MIM. The current status of the doors is there is only one in really good shape. Some others may be passable, but I would like to replace them all for conformity .

JUNE 2009 MAINTENANCE COMMITTEE REPORT

 

1.       Fire extinguishers will be replaced on Wednesday (06/24). It seems a good a good practice to have the devices in the garages, but how to fmd them in a hurry. When first installed in the garages there was a blue circle placed on the front of the garage on pillar where the extinguisher was placed. Many of extinguishers are placed in boxes constructed at the woodshop, or mounted by brackets provided when purchased; one extinguisher is just set on concrete by the entrance.

Over the years the markers have been painted over or otherwise lost.

Some marking should again be put on the garages. Perhaps a red reflector.

2. I have inspected all the garage trash doors.

There are 112 doors on the garages. Only one is in good enough shape to be called 'new'. We will be getting an estimate from MIM for the cost of the project.

3.       A work order has been issued to Mike Neale to correct the sink holes behind' #367.

4.       A work order has also been sent to Mike Neale to improve the drainage at #273. and to uncover the vent to the crawl-space.

5.       The painting of the village project is winding down and Bobbi has prepared a single page punch list which when completed by the paint contractor will be the . end of the project.

6.       The chimney chases are being wire brushed to clean collected dirt and rust and then treated with a rust preventive and finally painted with a rust preventing paint. The process improves the look of the chimneys and should put off the expensive job of replacing them.

MAY 2009 MAINTENANCE COMMITTEE REPORT

 

1.              The house painting is due to be completed and the doors painted.

        1.      Item needing completed: House # 327 need some painting over the sliding door on the back patio (door on the bedroom side) there are 3 boards may have been replaced after the house was painted. Also need is a touch-up of paint about 8 boards further up the roof line. There is also some insect damage to the left of the required painting.

       2.       Two projects started for this summer are painting of all the chimney caps and the repair of shed doors. So far the following caps have been completed 271-273, 274-277 , 278-281  & 282-284 as of Sunday (05/24/09).

 

I will have touch-up paint after the the house painting project is completed.

Maintenance Committee Report 03/24/2009 

1.  Old business

 

V/P’s report 2/24/09---walk-thru promised in paragraph #1 was completed 2/28.  Woodpecker (aka W/P) damage = 17 homes + other maintenance problems i.e.(gutters and wood rot).  On 3/20 I spot-checked fixes to the W/P holes.  #305 (where the first owl was installed) had been patched, and darn if the W/P hadn’t moved over a bit from the patch and made an even bigger hole.  I have purchased three new owls to deter W/Ps.  Mrs. Moore @ #330 has an owl that blew down from where it was tied up.

 

The pole lamp @ #326 has been repaired.

 

The carport (377/378) had a gutter installed on the front, it looks and works good.

 

New business:

 

At the 2/25 woodshop meeting I got a copy of “LIST OF SOME RECOMMENDED WORKMEN FOR HERSHEY’S MILL RESIDENTS”.  It is maintained and used by Ashton (thanks to Arnold Auger #67).  We could adapt for Devonshire by adding our experiences, by adding successful transactions or warnings of poor service.  I think it would be helpful to know who to trust into your homes and to avoid bad experiences.

 

I did some research on W/Ps.  Some of them are on the “endangered species list” so it is not a good idea to shoot the little devils.  Some of the information I looked at thought that owls may or may not work, and suggested shiny objects that move might be better.

 

Old/new business:  the painting should begin in April.  I need to get containers of the three paint colors for future touch-ups (by the home owners).
